Position Summary The Assistant Make Ready Manager is responsible for assisting the Make Ready Manager in all make ready processes (otherwise known as change of occupancy maintenance (COM)) for all homes/apartments on the property, as assigned by the Make Ready Manager. Also responsible for supporting the Make Ready Manager in all data entry, reporting, software management training, purchase orders, scheduling, work orders, and vendor communication related to the change of occupancy maintenance of the home. The position will perform the work necessary to complete resident service requests and property work orders. Position Reports To: Make Ready Manager Essential Functions/Responsibilities
Assists Make Ready Manager in entering all vendor work orders into the software system for the make ready process and initiates the final inspection work order Helps manage all scheduling for change of occupancy maintenance for homes/apartments with vendors and staff Assists Make Ready Manager in producing weekly/monthly/quarterly/annual reports for make ready program Ensures that Inspectors are charging contracted amounts. Assists Make Ready Manager in maintaining healthy working relationship with applicable vendors and team members to ensure quality of product/service is received Conducts property business according to company policy. Performs maintenance work as ordered on resident service requests. Performs turn over maintenance including heat and air unit/ water heater repair, etc. May be required to be on- call for emergency maintenance duty; is familiar with all emergency valves for utilities and main lines and emergency contacts. Performs other duties as assigned. Education and/or Experience Must have high-school or equivalent education and experience in multifamily housing property management. Experience requirements will vary according to the employees work assignment and the individuality of the community. Skills/Specialized Knowledge
Must be able to concentrate on intricate detail with some interruption Proficiency in word processing in order to develop and/or complete required reports Ability to operate standard office equipment. Good to excellent spelling, grammar, and written communication skills. Excellent telephone and oral communication skills. A technical background in multifamily property maintenance required. Expertise in carpentry, ceramic tile installation and/or sheetrock restoration and appliance repair preferred. Familiarity with electricity, plumbing and carpentry and a working knowledge of HVAC systems and various appliance repairs required. Required Licenses
Valid drivers license if required to operate a licensed motor vehicle in order to perform the job duties. Other Requirements

Must use hands to finger and hold. Must be able to travel independently. Mental Functions The ability to collect and comprehend data in order to problem-solve variables in standardized situations. The ability to concentrate on work of moderate detail with some interruption and office background noise. Work Environment Normal office or administrative working conditions with little or no exposure to undesirable elements. Outdoor activities require exposure to seasonal weather and the associated temperature fluctuations. Frequent exposure to airborne dust, paint fumes and the chemicals used in surface preparation and general maintenance work.
